JOB SUMMARY Location:Based out of Manhattan,New York, New York. JobDescription: TheArchitecture & MEPInfrastructure Design Project Manager is part of the overallclient's Design Execution Team relating to design coordination oversight ofhyperscale data center campus projects. Besides having the requisite designcoordination project management experience, this position requires someone thatis very diplomatic, yet is also somewhat of ahard driver / people &process pusher...but in a nice, polite and skillful way. Therole of an Architecture& MEPInfrastructure Design Project Manager is to oversee thedevelopment of individual data center building and MEP infrastructure constructiondesign packages including the permit packages, specifications, technicalevaluations and construction drawings on time and on budget. ThisDesign Project Manager role is also responsible for identifying technicalchallenges and working with client's internal Engineering and Data Center teamsto drive solutions, develop mitigation strategies, and develop cost andschedule for such. The Architecture& MEP Infrastructure Design Project Manager is responsible for takingthe program level Plan of Record and localizing the design. He / she shouldenable the client's internal engineering community and exterior consultants andprovide the following: Design execution isresponsible for taking the global Plan of Record (\"PoR\") developed by theclient's internal design team, then localizing the PoR into a site specificbuilding design for server hall (\"SH\"), Facilities Service Area(\"FSA'), Offices (\"ODC\") and mechanical/electrical central plantinfrastructure, developing an execution strategy with client, and turning overto client's Data Center Services (\"DCS\") for construction. Consult onconfiguration and site footprint output.Ensure that the design teamis meeting all local codes and local requirements.Work Volume: Responsiblefor 1- 2 very large, full, site specific projects from Body of Design (\"BoD\")to 100% design.Work with client's ProjectControls Group (cost & schedule control) to take the model cost andschedule and localize based on early design.Drive & track technical decisions made by program & project DCRE subject matter expert'sDrive design meetings, provide continual input to optimize design, minimize unnecessary work, ensure meetings are efficiently managed.Assist in developing Design Delivery Schedule along with DCS Project Manager, DCRE and consultants.Develop comprehensive scope-of-work and contract document deliverables list for each related discipline and gain buy-in from internal stakeholdersNegotiate scope-of-work, deliverables and price with consulting firms.Facilitate many workshops, design meeting, \"page turns\" and plan reviewsplanning workshops with internal stakeholdersFacilitate kickoff and planning workshops with external partnersFacilitate design reviews in partnership with external partnersFacilitate large scale workshops as necessaryIssue and administer contractsTrack deliverables as well as cost, schedule, progress and scopeCoordinate design teams from matrixed internal stakeholders and the procurement of external partnersChange management for project scope and design contractsFacilitate technical decisions in-line with project needsCoordinate design activities with procurement and constructionProvide clear and transparent communication with all internal stakeholder and external project partners MOST IMPORTANT: Ensure theissuance of engineering information to the right party, at the right time, inthe right format. Other duties as assigned.SUPERVISORY RESPONSIBILITIES No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.Manages 3rd party project delivery resources/team. Responsible for identifying training needs, tracking performance, coaching, and motivating team members.QUALIFICATIONSTo perform this job successfully, an individual must be able to performeach essential duty satisfactorily. Minimum (4) four years of construction project management related experience and/or training.CERTIFICATES and/or LICENSES PMP (US and/or Canada) and LEED AP preferred.COMMUNICATION SKILLS Excellent written and verbal communication skills. Strong organizational andanalytical skills. Ability to provide efficient, timely, reliable andcourteous service to customers. Ability to effectively presentinformation.FINANCIAL KNOWLEDGE Requiresadvanced knowledge of financial terms and principles. Ability tocalculate intermediate figures such as percentages, discounts, andcommissions. Conducts advanced financial analysis.REASONING ABILITY Ability to comprehend, analyze, and interpret complex documents. Ability tosolve problems involving several options in situations. Requiresadvanced analytical and quantitative skills.OTHER SKILLS and ABILITIES Intermediate skills with Microsoft Office Suite. Ability to read and understandarchitectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.SCOPE OF RESPONSIBILITY Decisions made with thorough understanding of procedures, company policies, andbusiness practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment maycause short-term impact to department.
