Our Company Riaz Capital is a fully integrated development, construction and property management company, focused on addressing the changing housing needs of the millennial generation. Our latest projects are aimed at creating affordable and conveniently located housing for young professionals in the East Bay through ground up development projects. The Bay Area's tremendous growth has resulted in skyrocketing housing costs forcing young professionals to make hard choices about privacy and savings to find a reasonable housing option to call home. On average, Bay Area millennials are spending 48% of their income on housing verses a national average of 25%. As a result, Riaz Capital has launched a number of new projects around a workforce housing strategy focused on providing the missing middle demographic rent homes that are comfortable, cool and mostly importantly work with their financial goals. We raised a $35M fund in 2018, which we are pairing with a larger fund raised in 2019 to implement this affordable-by-design concept throughout the East Bay, with a Company goal of creating over $1B in assets under management by 2025. We are seeking highly motivated, forward thinking professionals to join our team in solving this important housing problem.The Riaz Capital team includes over 95 talented real estate investment, construction and operations professionals in Oakland. Our Principals have been successfully operating in the Bay Area since 1977. The Company currently owns and operates ~1,100 units, with $300 Million of assets under management (AUM). Riaz Capital has maintained consistent growth over the last 5+ years, and after the completion of three development projects currently in process, that number will increase to ~1,400 units with ~$400 Million AUM by end of 2019. Our integrated group of companies across development, construction, and property management delivers efficiency and long-term thinking to all our projects while allowing us to create above-market returns for our investors. The ideal candidate is excited to own the success of their projects, as well as to contribute to the growth of a development Company. RESPONSIBILITIES:1. Manage the construction of ground up multifamily buildings to ensure project is completed quickly and efficiently.2. Responsible for managing and achieving the construction budget and schedules for your projects. 3. Will work with acquisition and development team to estimate the costs of ground-up construction projects, and contract around the approved budget with contractors and sub-contractors.4. Responsible for helping the Company source new contractors, subcontractors, consultants, vendors, suppliers, etc. 5. Responsible for keeping the relevant construction management and project accounting systems up to date and accurate. This includes keeping budget updated in Procore, schedules in Microsoft project, and document management in Procore and Box.6. Report on progress and budget matters to Senior Staff during weekly project meetings and ad-hoc as requested, as well as monthly close process for your assigned projects. This includes reconciling budget and job cost accounting, updating schedule, reporting against high level milestones and action items, reviewing financial statements, etc. 7. Work accounting and finance team to forecast and manage cash for your projects.8. Prepare, review and approve GC and subcontractor contracts. Further, appropriately code invoices and ensure collection of lien releases for your projects to ensure timely payments and accuracy of financial statements. 9. Review and approve vendor contracts, invoices, partial/final lien waivers and manage deliverables between our in-house construction team and external vendors10. Communicate clearly and timely regarding all relevant matters, including between the Company and external vendors. Construction Manager will organize information logically to obtain necessary sub-contractor bids and contracts.11. Actively problem solve when faced with challenges, and take ownership of, and act on his decisions, and those made by his team. REQUIREMENTS1. Degree in Construction Management, Architecture, Engineering, or Construction Management preferred2. 3+ years of experience in construction or project management. 3. Ability to manage multiple projects, prioritize, and take initiative in a fast paced environment.4. Experience using Microsoft Project scheduling function; basic knowledge of AutoCAD, Procore and Yardi are a plus5. Strong and proactive communicator6. Comfortable negotiating bids and contracts with vendors and subcontractors.7. Experience estimating budgets and bids8. General interest in the real estate industry, with a desire to support the growth of a development company.
