Associate Director, Asset Management
Opportunity to join the asset management team of Everest Healthcare Properties, a rapidly-growing and highly successful institutional private equity real estate asset manager backed by Fosun Group. Ideal candidates will have an entrepreneurial spirit, be able to work autonomously, thrive while multi-tasking and demonstrate effective communication with investors, executives and real estate professionals alike. Location is in NYC. The candidate will report to the VP, Asset Management.

Work closely with third party property management and leasing teams to provide direction for, and oversight of, business plans, appraisals, budgets, forecasts, leases, analysis and approvals.
Coordinate the development of cash flow projections and internal business plans, including review and approval of annual property operating and capital budgets.
Lead departmental enforcement of internal audit requirements with third party providers, and further ensure that third party providers are conducting business in accordance with property management and leasing agreements.
Work with team leaders to create operational strategy for appropriate benchmarks (annual, 5-year, 10-year) on assets under management.
Provide analysis of property performance relative to budgeted targets.
Prepare analysis of historic portfolio and property results in comparison to industry benchmarks useful in evaluating performance.
Prepare analysis of all leases, capital projects, and other investment decisions impacting asset value.
Obtain lender approval for lease agreements, coordinate release of escrow accounts, and manage any other debt and equity provider requirements.
Develop, facilitate and expand relationships with local, regional and national healthcare tenants (health systems, surgery center operators and physician groups), and stay abreast of market, pipeline and medical office conditions throughout the portfolio.
Perform regular market visits and property inspections for assigned assets.
Work collaboratively with Acquisitions team to validate underwriting and participate in due diligence activities.

Education and Experience
4+ years of commercial real estate asset management and/or leasing experience
Preference for experience in broad variety of asset types across key US markets
Familiarity with medical office buildings, senior housing and healthcare real estate is a plus
Proficiency in Excel, PowerPoint, and Argus is required
