Role and Responsibilities

  • Oversee local third party property managers and leasing agents
  • Position will report to NYC or Philadelphia office
  • Evaluate real estate and other investment opportunities by preparing discounted cash flow models and other financial analyses using ARGUS and Excel
  • Propose goals and objectives for each property
  • Formulate and execute strategies to maximize value through knowledge of real estate markets and value-add strategies
  • Assist in the development and presentation of real estate and other investment summaries with recommendations to senior management for approval
  • Interface with intermediaries and operating partners to collect and evaluate asset and portfolio level financial information
  • Lead disposition efforts of real estate assets including contract negotiation, transaction management and closing
  • Monthly, quarterly and annual reporting of the portfolio
  • Monthly review of operating statements
  • Interface with consultants, 3rd party contractors, lenders and legal counsel
  • Assist in the due diligence and underwriting of potential acquisitions
  • Conduct in depth market and portfolio analyses; understand industry trends
  • Financial analysis, market studies and industry standard reporting (i.e. variance reporting, discounted cash flows, IRR s, etc.)
  • Property budgeting and forecasting
  • Recoveries
  • Capex projects
  • Lender reporting
  • Lease Administration including SNDA, Estoppels, REA reviews, negotiate leases Development activities including access agreements, confidentiality agreements, rent commencement, contractor insurance, recapture and coordination with Sears Environmental recoveries from Sears and coordination
  • Reports to the Senior Director of Asset Management

Qualifications and Education Requirements

BA/BS with a concentration in business, finance, accounting and/or real estate

0-3 years of real estate experience with asset management and transaction experience in multiple product types preferred

Strong written and verbal communication skills (clear, concise, and confident) with the ability to manage internal and external relationships

Exceptional Excel and Argus software system skills

Ability to work both autonomously and in a team setting

Strong analytical and problem solving skills

Ability to work under tight time constraints and extended hours as required
