JOB DESCRIPTION A San Francisco-based project and construction management firm is seeking Project/Construction Manager (PM/CM) candidates for heavy civil projects in the San Francisco Bay Area. The Project/Construction Manager (PM/CM) is responsible for organizing and managing the construction management team, which will have oversight responsibility for the work being carried out by project contractors on major rail transit infrastructure projects. The PM/CM provides leadership, strategy, administration, and supervision of all project construction activities and CM staff on the project, which may include Resident Engineer(s), Assistant Resident Engineers, Administrators (document control, project administration), Project Controls, Inspectors, and other specialists. The PM/CM also interfaces with the client project management staff and other key stakeholders to ensure effective coordination and flow of information to responsible parties and decision makers. The PM/CM will be expected to utilize critical thinking, judgment, and experience to define, analyze, and resolve project problems and issues; and to accomplish project goals on time, within budget, and to applicable quality standards. RESPONSIBILITIES Coordinate pre-construction planning, including preforming constructability reviews of contract documents, development of construction schedules, QA/QC plans, and submittal schedules Prepare construction team staffing plans, develop budgets, monitor staffing and budget utilization to ensure effective use of resources Assist in monthly preparation of invoices and prepare monthly contract status reports Develop organization chart for construction management team, establish roles and responsibilities for each position, and manage team performance Develop and maintain accurate, detailed, and up-to-date project records, including progress reports and monthly project reports Review and comment on project schedules Review and comment on projected actual cost vs. budget Review and process Submittals and Requests for Information Review, approve and process monthly contractor pay applications Negotiate and settle change orders and claims Manage closeout and turnover of projects QUALIFICATIONS Interested candidates must meet the following minimum requirements: Fifteen or more years in Construction/Project Management of heavy civil projects, with rail transit experience desirable Demonstrated experience in managing large, complex construction projects, and a wider variety of construction issues and challenges Bachelor’s degree in Engineering, Construction Management or Architecture from an accredited University Professional Engineers License preferred Knowledge of design and construction Experience with budgeting and cost controls Experience with CPM Scheduling and analysis of delay claims Experience with Quality Control Experience with Change Orders and Claims Management Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency Excellent communication skills, including proven relationship building and strong negotiation skills Ability to communicate effectively and efficiently with wide range of personnel, project managers, consultants, contractors, outside agencies and the public Good working knowledge of Microsoft Office Software and other project management programs
